EAC Compliance
The Estate Agents Council (EAC) of Zimbabwe is the statutory body responsible for regulating the estate agency profession under the Estate Agents Act [Chapter 27:05]. Musha integrates directly with the EAC register to verify every agent on our platform.
What EAC Verification Means
When you see the EAC Verified badge on an agent's profile, it means:
- The agent holds a current, valid EAC licence
- Their licence is not suspended, cancelled, or under investigation
- They are listed on the official EAC register of practising estate agents
- Their verification status has been checked within the last 90 days
Property Verification Standards
Musha applies rigorous verification standards to property listings:
Title Verification
Properties marked as title-verified have had their title deeds or cession documents reviewed by a licensed conveyancer. We check for encumbrances, disputes, and proper registration in the Deeds Office.
Municipal Compliance
We verify that listed properties have up-to-date municipal rates, building plan approvals, and zoning compliance where the seller or agent provides documentation.
Physical Inspection
Premium and Spotlight listings undergo physical inspection to confirm the property exists, matches its description, and is in the stated condition.
Agent Licensing Requirements
All agents on Musha must meet the following requirements:
- Current EAC practising certificate
- Valid fidelity fund certificate
- No pending disciplinary proceedings with the EAC
- Compliance with the Estate Agents Act and the EAC Code of Conduct
- Professional indemnity insurance (where applicable)
Unlicensed individuals may not list properties on Musha on behalf of third parties. Property owners listing their own properties are exempt but must declare their ownership status.
Dispute Resolution
Musha provides a structured dispute resolution process:
Step 1
Direct Communication
Raise the issue with the other party through the platform's messaging system. Keep all communication on-platform for record-keeping.
Step 2
Formal Complaint
Submit a formal complaint through Musha. We will review the evidence, contact both parties, and attempt mediation within 14 business days.
Step 3
EAC Referral
If mediation fails, the dispute may be referred to the Estate Agents Council or the Small Claims Court as appropriate under Zimbabwean law.
